Threefold architects have developed a master plan on a former industrial site for the creation of 70 new homes and 72,000 sq ft of workspace enclosing a new public realm in North London.
The site occupies a position between the mainline railway, the new river and an established residential area.
The scheme proposes a new public courtyard at ground level wrapped by two stories of commercial workspace. Above the commercial level the building steps to nine storeys to create 70 new dwellings with a variety of 1-3 bedroom apartments, all with dual aspect and large private external terraces.
Drawing on the industrial character of the surrounding area the scheme combines a two storey masonry arched plinth which supports the upper storeys whose expressed structure and framing are redolent of the gasholders which once occupied the site. The heavy stone arched plinth echoes the railway viaduct which borders the site against which the building nestles.
